The first step for us to identify a good lessee is to market your rental to prospective renters moving to Northern Virginia. But the second step is to identigy the a dependable lessee. Vetting prospective lessees is one of the most necessary charges of the successful rental management services of a rental home in Northern Virginia.
Nesbitt Realty & Management scrutinizes the possible renter’s past behavior. With that in mind, Nesbitt Realty assumes the applicant’s future behavior will be the same or similar. The possible lessee should demonstrate a history of being a reliable, top renter while at the same time possessing the financial capacity to handle the rent. Our background checking process is founded on several simple formula including:
- Tenant Screening – Nesbitt screens tenants with a combination of checking credit history, background, eviction and criminal screening services as well as our own efforts to collect information needed to confirm and process the application.
- Landlord Reference – Nesbitt Realty utilizes public information, tax records and other research and verification to ensure that we're talking to actual owner about actual rental history of the prospective tenant.
- Credit History – The applicant's credit history informs us about the potential tenant’s current and past performance in scored record of the possible renter's ability to repay debts and demonstrated responsibility in repaying debts. The potential tenant’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
If accepted, the prospective tenant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the renter with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental and community.
