The first step for Nesbitt Realty to spot the dream tenant is to market your investment place of residence to the public. But the second step is to identigy the a dependable lessee. Qualifying applicants is one of the most critical responsibilities of any personable property manager in Northern Virginia.
Nesbitt examines the possible tenant’s past behavior. With that in mind, our real estate company assumes the applicant’s future behavior will be the same or similar. The applicant should demonstrate a history of being a stable, honest renter as well as demonstrated financial capacity. Our background checking process is founded on several basics including:
- Criminal Record & Evictions – Nesbitt Realty & Management knows it's important to know the criminal and public court records of the applicant on every rental in 22202 in Arlington. Owners should be aware that the majority of other property managers do not scrutinize court records.
- Application – After the applicant find out more abouts a rental penthouse, the agent takes an application. The application is accompanied by supporting documentation so that Nesbitt Realty can verify and investigate all information included on the application. The applicant pays for the cost of the background check at the time of application.
- Credit History – The possible renter's credit history informs us about the applicant’s current and past performance in scored record of the applicant's ability to repay debts and demonstrated responsibility in repaying debts. The applicant’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
If accepted, the possible lessee’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the renter with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental place of residence and community.
