The applicant should demonstrate a history of being a top, honest tenant while at the same time having the income and debt-ratio to manage rent. Our background checking process is founded on several elements including:
- Credit History – The possible renter's credit history informs us about the applicant’s current and past performance in meeting their financial obligations. The possible renter’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
- Landlord Reference – Our tiny business utilizes public information, tax records and other research and verification to ensure that we're talking to actual owner about actual rental history of the potential lessee.
- Criminal Record & Evictions – Nesbitt knows it's essential to know the criminal and public court records of the applicant on every rental property in 22202. Landlords should be aware that nearly all other managing agents do not check out court records.
If accepted, the potential tenant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the renter with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the investment dwelling and community.
