The applicant should demonstrate a history of being a good, honest tenant while meeting our financial criteria. Our background checking process is founded on several hard truths including:
- Credit History – The potential lessee's credit history informs us about the applicant’s current and past performance in scored record of the applicant's ability to repay debts and demonstrated responsibility in repaying debts. The applicant’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
- Income Verification – Nesbitt Realty checks out job title, prospects for continued employment, salary and job status. Depending upon the applicant's debt load, a tenant needs to earn not less than 3 to 4 times the monthly rent in gross income to qualify for rental.
- Criminal Record & Evictions – Nesbitt Realty & Management sees it's essential to know the criminal and public court records of the applicant on every rental in 22305. Landlords should be aware that most other managing agents do not examine court records.
If accepted, the prospective renter’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the lessee with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental property and community.
